BANK INSURANCE FOR MORTGAGES AND LOANS IN PORTUGAL.
Experience over many years has taught us that Insurance policies from Portuguese banks, are not worth the paper they are written on. Portuguese banks will insist, in the event that you have a mortgage or loan with them, that you take out one of their low cover, expensive insurance products.
When having to make an insurance claim with a house insurance policy issued by the bank, you may well experience the fact that virtually nothing is covered under their mortgage protection policies other than your life and the actual building itself.
Banks in Portugal are not insurance specialists and just sell you the very basic policy to protect their interests against the loan or mortgage. Be very aware and ask them to explain the terms and conditions, or at least request information on what the policy covers before signing documents.
The Spanish banks are similar and are insisting that you take out the bank’s insurance policies if you want a mortgage or loan against the property, otherwise they will increase the mortgage interest rates.
BUILDINGS AND CONTENTS INSURANCE IN PORTUGAL.
Most Insurance policies will offer the option of including insurance to cover the contents of your property. This will protect your contents against damages by flood or damages caused by tenants or by accidental damage. Theft and fire are normally covered as standard and accidental damage can be covered, as well as providing a third-party liability insurance for your dogs at no extra cost.

All risks insurance is for items such as jewellery, laptops, mobile phones and expensive items that you might take outside the house. It is available and you may need to provide valuations and photographs.

Calculating the value of your property is governed by the size, type and location of the property. It is important to get this right, especially if you are going to keep the property for any length of time. Insurance does provide index linking, so your property cover will increase year on year.
If you undervalue or over value your property and contents insurance and you make a claim against that insurance, you will not be able to claim the full amount. Let’s just put this in context.
WATER LEAKS AND EXPENSIVE WATER BILLS.
Our insurance will cover you for water leaks. Underground water leaks, particularly underground, can be difficult and expensive to find and repair. This property insurance will provide you with cover to locate, find and repair the water leak or leaks anywhere on your property and also cover the excessive water bill, which can often run into thousands if the water leak has gone undetected for some time. Often the high water bill can be an indication of a leak.
OVER AND UNDERINSURING YOUR PROPERTY IN PORTUGAL.
If you have a property value of say €200,000 and your contents have a combined value of €50,000 and your house was totally destroyed in a storm or landslide, you would be expecting a pay-out of €250,000. If you insured your property for half its value, so that you had some insurance, say €125,000 and you had to put in a claim for a total loss, you will be horrified to learn that you will only receive about 50% of the €125,000.
As the property is only insured for half of its actual value, you are only likely to get half of the claim amount, so in this case about €62,500. The same applies if you over insure the property.
